Project description

Completed in 2023, our masterplan for the technology park in Changzhou, Jiangsu Province, China, provides 126,000 m² of high standard built-to-let factory spaces, offices, R&D and amenities serving the city's flourishing industrial sectors. Targeted tenants comprise firms engaged in the production and assembly of renewable energy systems, and electric vehicles' parts and components.

Envisioned as a multi-storey industrial complex, the masterplan achieves a highly effective land use density of FAR 2.0, with clear separation of human traffic flows from logistical traffic flows. With a site area of 93,000 m² the plot is bound on two sides by lushly planted 30m wide green belts, providing an attractive environmental and scenic setting.

The architectural design emphasises a holistic identity befitting today's sustainable industries. Pristine forms and clean, elongated lines and contours define the overall aesthetic, set against careful orchestration of natural greenery features.

The masterplan provides for a solar energy system across all available rooftops to maximise the availability of cost-effective renewable energy, and efficient sustainable construction methods are adopted including modular steel structural design, the use of precast roof-slab systems and high-insulation claddings.

Adjacent to the eastern entrance, a multi-storey office/R&D centre combining service amenities serves as a flagship building, overlooking a large scenic pond lined by mature willow trees. Generous glazing and wide balconies, and amenities such as cafes, showrooms and canteens provide a human-friendly workspace.

The masterplan sets out 10 factory buildings, offering a flexible range of space modules including 2,000 m², 4,000 m², and 8,000 m² units. The majority are two-storey factory units with interiors providing net heights of 10m, and a structural loading of 2,000kg/m² on the ground and 1,000kg/m² on the first floor, with provision for overhead (bridge) cranes. Each is designed with efficient drive-in loading docks. A high-rise industrial building accommodates compact freely divisible units suitable for electronic and light-assembly industries.
